• Acacia Cove enjoys an enviable location in Auckland’s tranquil Wattle Downs, on the Mahia Park Peninsula. Bordered on one side by the Wattle Downs Golf and Country Club, and on the other by a wildlife-filled estuary, there’s no shortage of great views and rewarding walks – complete with golf clubs, if you like.

The carefully planned village at Acacia Cove is home to 213 villas and ten self-contained apartments. Each one, two or three bedroom villa has its own private courtyard, and most come with internal garaging. Our two and three bedroom apartments offer either paved courtyards or generous decks. All our dwellings have professional interior decoration and external landscaping; your garden will be fully maintained, although you can also enjoy the dirt under your own fingernails as you make it your own.

Acacia Cove residents have the twin advantages of great facilities and neighbours of a similar age with which to enjoy them. Our bowling green, sizeable indoor pool, activities room and workshop all face the sun and neighbouring estuary, while our community centre lodge is ideally positioned for stunning sunsets. Catch up with friends in our lounge and restaurant, or round the open fire, or join in our many popular activities, from the walking group to the garden club.

At Acacia Cove, we offer independence as well as the benefits of a vibrant and active community. For more information about Acacia Cove, please make an enquiry.

Can residents make alterations to their property? ×
Alterations for reason such as a disability may be arranged with managements approval. The resident will be required to cover all costs associated with the alteration. When the resident leaves the village, they may be required to revert the unit to its original state (at the resident’s cost).
What do resident fees cover? ×
The resident fee covers the day-to-day operation of the village such as lawn & garden maintanance, rubbish collection, rates, insurance etc.
How long is the cooling off period once the contract is signed? ×
As per the Retirement Village Act, the cooling off period after an Occupation Right Agreement has been signed is 15 working days.
When leaving the village, what is the process for units being sold? ×
Units are advertised at market value. Residents are welcome to introduce a prospective resident as long as they meet the normal entry criteria of the village.
Can residents have friends & family to stay? ×
Yes, residents are welcome to have friends and family stay for a maximum of 3 months (limited to two guest at one time). Longer stays and more than two guests requires management approval.
What does the entry fee cover? ×
The entry cost gives the resident the right to live in the unit for their lifetime or as long as they choose. When the resident leaves the village they will receive the cost paid minus the deferred management fee and any other charges due.
What are the residents rights if the village got into financial difficulty? ×
Residents are protected through a first ranking mortgage with the Village's Statutory Supervisor . They hold first ranking mortgage over the village land in order to ensure priority and security for the rights of all residents. The statutory supervisor also ensures the operator of the village acts in accordance with the Disclosure Statements and the village is run in a financially responsible manner.
What happens if there is a delay in sale? ×
If the property has not been sold within 3 months the village is required to let the resident (or enduring power of attorney) know in writing and provide monthly reports until it is sold. These reports will contain what steps the village is taking to market the property and the progress being made. If the property has not been sold after 6 months then the village (at its expense) must obtain a written valuation by an independent registered valuer. The resident is welcome to have their own valuation completed (at their cost) with a registered valuer. The village is then required to market the property according to the agreed valuation. If the property has not been sold after 9 months then the resident has the option to raise a dispute notice in accordance with the Occupation Right Agreement.
