Mayfair Village is perfectly positioned in the heart of Auckland’s North Shore. Our grounds are just three kilometres from both Browns Bay and Albany, giving residents easy access to some of the city’s finest golf courses, cafes, restaurants and shopping. We’re also conveniently located for public transport.
To hear how our residents describe Parklane, watch our testimonial videos via the tab above, or view here:

At Mayfair Village, we offer both independent and assisted living. Our villas are available in one, two or three bedroom configurations, with open-plan living and well-equipped kitchens. Most enjoy a private outdoor and garden space, as well as garaging or car parking. Residents can also avail of extra help in our serviced apartments, such as assistance with laundry, meals, grocery shopping and cleaning. All our homes come fitted with an emergency alarm, and the village is pet friendly.
There’s no shortage of things to do at Mayfair Village. Our top-class facilities include a competition standard bowling green, putting green, croquet lawn and indoor swimming pool and spa. Residents can also make use of our bloke’s workshop, library, and communal vegetable garden. The village runs a busy social calendar, scheduling events such as dinner-dances and inter-village games, and there is no shortage of special interest activities, from walking and singing groups to line dancing.
Enjoy a great retirement lifestyle at Mayfair Village. For more information about Mayfair Village, please make an enquiry.

Can residents make alterations to their property? ×
Alterations for reason such as a disability may be arranged with management's approval. The resident will be required to cover all costs associated with the alteration. When the resident leaves the village, they may be required to revert the unit to its original state (at the resident’s cost) unless the new resident wishes to buy the property with the alterations in place.
What do resident fees cover? ×
The resident fee covers the day-to-day operation of the village such as lawn & garden maintenance, rubbish collection, rates, insurance etc.
How long is the cooling off period once the contract is signed? ×
As per the Retirement Villages Act, the cooling off period after an Occupation Right Agreement has been signed is 15 working days.
When leaving the village, what is the process for units being sold? ×
Units are advertised at market value. Residents are welcome to introduce a prospective resident as long as they meet the normal entry criteria of the village.
Can residents have friends & family to stay? ×
Yes, residents are welcome to have friends and family stay for a maximum of 3 months. Longer stays require management approval.
What does the entry fee cover? ×
The entry cost gives the resident the right to live in the unit for their lifetime or as long as they choose. When the resident leaves the village they will receive the cost paid minus the deferred management fee and any other charges due.
What are the residents rights if the village got into financial difficulty? ×
Residents are protected through a first ranking mortgage with the Village's Statutory Supervisor. They hold first ranking mortgage over the village land in order to ensure priority and security for the rights of all residents. The statutory supervisor also ensures the operator of the village acts in accordance with the Disclosure Statements and the village is run in a financially responsible manner.
What happens if there is a delay in sale? ×
If the property has not been sold within 3 months the village is required to let the resident (or enduring power of attorney) know in writing and provide monthly reports until it is sold. These reports will contain what steps the village is taking to market the property and the progress being made. If the property has not been sold after 6 months then the village (at its expense) must obtain a written valuation by an independent registered valuer. The resident is welcome to have their own valuation completed (at their cost) with a registered valuer. The village is then required to market the property according to the agreed valuation. If the property has not been sold after 9 months then the resident has the option to raise a dispute notice in accordance with the Occupation Right Agreement.
