  • Althorp Village is set on 10 hectares with 211 dwellings. The dwellings consist of 137 Villas, 20 Townhouses, 39 Apartments, 14 serviced apartments and 1 motel unit. Radius Althorp Private Hospital is also on the property adjacent to the village.   

    Althorp Village is independently owned by the Church and Munro families. The directors have a very hands-on approach. Althorp Village is a member of the Retirement Village Association.  In order to apply to become a resident contact the manager for an application form. 

    137 Villas:

    Can residents make alterations to their property? ×
    Yes, if the resident wishes to make alterations for a reason such as disability, this can be arranged. The resident is required to get management approval. Residents must pay all costs associated with the alterations. When the resident leaves the village, the villa, townhouse or apartment must be reverted back to its original state (at the resident’s cost) unless the new resident wishes to buy the property with alterations in place.
    What do resident fees cover? ×
    Residents 'weekly fee contribution' goes towards meeting the costs of operating and managing the village. Some of the costs that this fee contributes towards are: rates, insurance, security patrols, lawn and garden maintenance etc.
    How long is the cooling off period once the contract is signed? ×
    The Retirement Village Act states that the cooling off period is a minimum of 15 days and this is adhered to.
    When leaving the village, what is the process for units being sold? ×
    Althorp Village manages the sales and marketing process. Outgoing residents are welcome to introduce a prospective resident who meets the normal entry criteria.
    Can residents have friends & family to stay? ×
    Yes, residents are welcome to have friends and family stay for a maximum of 3 months. Longer stays require management approval. Guests and family are welcome to use the facilities as long as a resident accompanies them.
    What does the entry fee cover? ×
    The entry cost gives the resident an occupational right which is the right to live in the property for their lifetime or as long as they choose. When the resident leaves the village they will receive the cost paid minus the deferred management fee and any other charges due.
    What are the residents rights if the village got into financial difficulty? ×
    Residents are protected through a first ranking mortgage with Covenant Trustee Services Ltd who is Althorp Village's Statutory Supervisor . They hold a first mortgage security over the village land in order to ensure priority and security for the rights of all residents. The statutory supervisor also ensures the operator of the village acts in accordance with the Disclosure Statements and the village is run in a financially responsible manner.
    What happens if there is a delay in sale? ×
    If the property has not been sold within 3 months the village is required to let the resident (or enduring power of attorney) know in writing and provide monthly reports until it is sold. These reports will contain what steps the village is taking to market the property and the progress being made. If the property has not been sold after 6 months then the village (at its expense) must obtain a written valuation by an independent registered valuer. The resident is welcome to have their own valuation completed (at their cost) with a registered valuer. The village is then required to market the property according to the agreed valuation. If the property has not been sold after 9 months then the resident has the option to raise a dispute notice in accordance with the Occupation Right Agreement.
