  • There’s no place quite like Somervale in Mount Maunganui. It’s a retirement oasis in the heart of the Mount where shared activities lead to new experiences and friendships. Set near the area’s largest shopping centre, Bayfair, the village is also close to churches, clubs and medical facilities. Somervale is a compact community with a homely atmosphere. Our position on an expanse of flat land surrounded by open space and gardens gives residents the chance to easily navigate their neighbourhood.  
      
    Accommodation at Somervale includes independent one and two-bedroom units, some with conservatory. Our brand new serviced apartments are designed for residents who value their independence, but want extra help with household chores and meals. All units are within easy walking distance to village facilities such as a bowling green, croquet lawn, games room, hairdressing salon, library, petanque terrain, restaurant, spa pool and swimming pool. Our social coordinator organises activities like mystery outings and beach strolls. 
      
    If you ever need greater daily support, Somervale offers a full continuum of care, with rest home and residential hospital care on-site. All residents enjoy a family friendly enviroment alongside the security of a 24-hour emergency call system in our new exciting Care Homewhich has been designed with groups of 11 to 12 resident rooms surrounding a shared kitchen, dining room and lounge, encouraging greater interaction between residents and a more homely environment.

    Can residents make alterations to their property? ×
    Residents are welcome to redecorate their unit with discretion of the village manager. Any major alterations must be discussed and approved by the village manager.
    What do resident fees cover? ×
    This is a consolidated fee that captures costs such as council rates, water rates, building insurance, the upkeep of community facilities, gardening services, salaries and wages of the staff and village operations.
    How long is the cooling off period once the contract is signed? ×
    As per the Retirement Village Act, the cooling off period after an Occupation Right Agreement has been signed is 15 working days.
    When leaving the village, what is the process for units being sold? ×
    Units are advertised at market value. Residents are welcome to introduce a prospective resident as long as they meet the normal entry criteria of the village.
    Can residents have friends & family to stay? ×
    Any family members or friends are able to stay for a combined total of 90 days per year. Longer stays require the agreement of the Village Manager.
    What does the entry fee cover? ×
    The entry cost gives the resident the right to live in the unit for their lifetime or as long as they choose. When the resident leaves the village they will receive the cost paid minus the deferred management fee and any other charges due.
    What are the residents rights if the village got into financial difficulty? ×
    Residents are protected through a first ranking mortgage with the Village's Statutory Supervisor . They hold first ranking mortgage over the village land in order to ensure priority and security for the rights of all residents. The statutory supervisor also ensures the operator of the village acts in accordance with the Disclosure Statements and the village is run in a financially responsible manner.
    What happens if there is a delay in sale? ×
    Your village fee will cease as soon as Metlifecare is provided with vacant possession of your unit. If it takes longer than nine months to re-license, we will pay you interest on the outstanding capital. Plus you can apply for an early repayment of up to $20,000 of the capital sum when your unit is vacated.
