From the moment Roger and Lynn stepped into Vivid Living Red Beach, they knew they’d found something special. Nestled in the heart of the Hibiscus Coast, the village offered everything they’d been searching for: a great coastal location, well-designed villas, and a strong sense of community.
“As soon as we saw it, we thought, ‘this is lovely,’” says Lynn.
Within an hour, they had chosen a villa and made all the arrangements.
“We couldn’t be happier,” adds Roger.
Everything you need, right on your doorstep
Before moving to Red Beach, Roger and Lynn lived in One Tree Point. While they loved their spacious home, they often felt isolated from the community. With no bus routes and few shops, they longed for a more connected and accessible place to live.
At Vivid Living Red Beach, they found exactly that.
We’re so close to everything,” says Roger. “We love heading out for a cappuccino, and the beaches are beautiful for walks. Red Beach is just three minutes away, and Ōrewa Beach is only five minutes by car. It’s a lovely place to live.”

The village is also well-connected, located on the bus route and near Silverdale’s shops, medical centre, cafes, and restaurants. Several of Roger and Lynn’s former neighbours from One Tree Hill have even moved into the village, drawn by its proximity to amenities.
Village Manager Angela agrees that the location is a standout feature.
We’re in the middle of a residential subdivision, so it doesn’t feel like you’re in a village,” Angela explains. “It’s a great location — and everyone who comes here just loves it.”

A place where people truly look out for each other
From the moment Roger and Lynn arrived at Red Beach, they felt an immediate sense of belonging. The village community is warm, inclusive, and always willing to help, which made all the difference when the couple faced health challenges.
When we had major surgery last year, the community really showed up for us. Neighbours took us to the hospital, brought us meals, and checked in regularly,” says Roger.
Lynn adds: “The mix of people is lovely. There are couples, single men, single women… and everyone gets on. There’s always someone who will lend you a helping hand.”
This kind of care and support is typical of the diverse and welcoming residents at Vivid Living Red Beach, says Angela.
“The culture here is really lovely. It’s not impersonal, everyone knows everybody. At some villages, if you have a happy hour, maybe a quarter of the village goes. Here, everybody comes to happy hour — everybody! It’s just that type of village.”

Plenty to explore and enjoy
From games like Rummikub and 500 to regular happy hours and potluck dinners, the community regularly comes together for something fun.
“We have strength and balance classes, virtual Pilates, movie afternoons, and a lot of fun events like Lara’s Mystery Tours,” says Angela. “The mystery tours are always so popular, they’re fully booked within an hour of being announced!”

“This week, they’re going to Takapuna for Music Melodies, and recently they’ve been to Morrison James. We’re also doing things like Anzac Day bacon butties, where families and friends can join in while watching the dawn service streaming,” adds Angela.
The village is smaller than others — “I’d call it a boutique village,” says Roger — so it doesn’t have facilities like a pool or an outdoor bowling green, but he and Lynn don’t feel like they are missing out.
“If we want to play outdoor bowls, there’s a place in Ōrewa we can go. There’s a swimming pool up the road.”
A smart financial model
Roger and Lynn are equally impressed with the financial structure at Vivid Living, which they find far more generous than most other retirement villages.
We get 50% of any capital gains, which is above and beyond as far as I’m concerned,” says Roger.
On top of that, Vivid Living offers a significantly lower deferred management fee of just 15%, compared to the standard 30% in many villages.
Angela is proud of this generous approach to capital gains, which is consistent across all Vivid Living communities, including the upcoming development in Karaka. She explains that the model is specifically designed to be transparent and supportive, particularly when a resident needs to transition into care.
“If a resident needs to move to care, we understand that access to capital is important for families. That’s why we offer the option to release part of the capital within just five days of a resident moving out of the village.”
The process is also streamlined to ensure the transition is as smooth as possible. When a resident leaves, Vivid Living immediately begins refurbishing the property and putting it on the market. If the property sells and there’s a capital gain, it’s split 50/50 between the resident and Vivid Living. The refurbishing cost is also split 50/50. And, in the unlikely event a house doesn’t sell quickly, Vivid Living buys back the property after four months.
Support every step of the way
Roger and Lynn feel completely supported by the team at Vivid Living Red Beach. From day one, they were made to feel at home.
“The team here really goes the extra mile. When we first moved in, they looked after us from day one — even supplying us with trays of lunch on the day, dinner for that night, and frozen meals for the first few days!”
Lynn smiles and adds: “And the front door had the biggest red bow on it that I’d ever seen!”
The couple are particularly fond of Lara and Brie, the onsite activity coordinators. “They make everything so nice!” says Lynn.

Feels like home — without the hassle
Roger and Lynn were drawn to the design and layout of the villas, which combine independence with peace of mind.
“It’s just like having our own home except it’s shrunk,” Lynn says with a smile. “Still big enough for two people. We had our daughter and granddaughter stay recently and they fitted in no problem.”
Best of all, there’s no need to worry about mowing lawns or home maintenance.
“The gardens are looked after, the outside of the house is looked after,” Roger says. “They’ve got a very nice young lady who does all the maintenance — she does a wonderful job. It makes it so easy to live here.”
