Gulf Rise Village is the first of a new generation of Metlifecare retirement villages, designed to blend seamlessly into the local community in Red Beach
on North Auckland’s Hibiscus Coast. The village will be built on the former Peninsula Golf Course, close to the popular Orewa hub of shops and cafes.

Metlifecare CEO Glen Sowry said the company’s new approach demonstrated at Gulf Rise acknowledges the industry is changing and that baby boomers considering a retirement village do not want siloed, gated communities. “Gulf Rise is unlike any other retirement village in New Zealand. We know from our research that people want to feel connected, they want to live in a place which feels like a normal residential street that is bustling and vibrant,” he said.
Metlifecare has worked closely with architects Warren and Mahoney, renowned for their people-friendly designs. At Gulf Rise, Metlifecare has deliberately removed the traditional ‘gated and fenced’ approach to retirement village life. At the front of the site, you’ll find a welcoming café, the ideal place to meet family and friends or just sit and watch activity in the bustling heart of the village.
Principal Architect Shannon Joe of Warren and Mahoney said the vision for Gulf Rise was to create a village precinct that encouraged community engagement through open, people-friendly design.
“Open lines of sight and connections to the local community – particularly the neighbouring new Fletchers housing development – will offer security, as will state-of-the-art visual surveillance that is incorporated at all Metlifecare villages,” he said.
Gulf Rise has also been carefully designed to foster connections within the complex. From the sunny al fresco dining areas to the beauty salon and high-tech wellness centre with its stunning pool and gym, there will be many different options for socialising in the village. Along with the bowling green, petanque court and shared amenities pavilion there’s also a comfortable lounge bar – providing countless opportunities to connect with family and friends.
To complement the unique environment around Gulf Rise, a garden oasis has been designed boasting a greenhouse, raised gardens and potting shed. A stunning butterfly walk has also been included to connect the gardens and pavilion area to the central amenities and village heart.
Described as different to anything Metlifecare has done before, Gulf Rise Village will usher in a new era of retirement village living on the Hibiscus Coast.
Earthworks on the five-hectare site on Hibiscus Coast Highway, are well underway with building foundations being laid now. Upon completion, Gulf Rise will have distinct precincts with a range of living options to choose from including villas, apartments and a care facility.
Stage one of Gulf Rise will include some of the most desirable properties including 35 two-bedroom villas and 20 one- and two-bedroom apartments, priced from $650,000 to $1.2m, ready for occupation in October 2019.
